A real conversation
Fifteen minutes, no credit pull, no forms. We talk about what you are trying to do, buy, refinance, or just understand your options, and where you stand. By the end you will know whether it makes sense to go further.

Options, side by side
This is the part a bank cannot do. We take your situation to multiple lenders and bring back what each will offer, with the tradeoffs laid out plainly. Not just the rate, the mortgage insurance, the term, what it costs across the years you plan to keep it.

Pre-approval
Once you know the direction, we verify your income, assets and credit properly. A real pre-approval carries weight with listing agents in a way a quick pre-qualification does not, and in a competitive market that difference decides offers.

Application and underwriting
We complete the application together and manage the back-and-forth with the lender. When underwriting asks for something, you hear what is needed and why, not a form letter.

Closing day
Clear updates the whole way through, so nothing at the closing table is a surprise. You will know your numbers before you sit down.

Common questions
How long does the process take?
From accepted offer to closing is commonly thirty to forty-five days, though it varies with the property and the loan program. Getting documents back promptly is the single biggest thing within your control.
What documents will I need?
Generally recent pay stubs, W-2s or tax returns, bank statements and identification. Self-employed borrowers need more, and we will give you a specific list rather than a generic one.
Does talking to you cost anything?
No. The initial conversation is free and does not require a credit pull. We would rather tell you that now is not the right time than push you into a loan that does not serve you.
What if my credit is not great?
Then it is worth a conversation rather than an assumption. Different lenders treat credit differently, and several programs exist specifically for borrowers whose credit is still recovering. Sometimes the answer is a few months of specific steps first, and we will tell you that plainly if so.
